Light Industrial & Professional Building for Facella Realty & Investment Co. – Lawrence, MA

Sorensen Partners worked with Lawrence, MA industrial property owners Sam Facella and John Facella in spring 2014 to measure, model, and explore design changes to their historic industrial buildings. The scope of work included schematic-level plans and a rendering showing an existing 11,000 SF building divided into six tenant spaces.

The changes pictured in the rendering and 3D models produced for the project show a re-cladding of the building’s existing facade to allow more light into the building’s interior and reveal the interior’s structural skeleton of X-braces. Colorful doors and translucent panels enliven the industrial building and signify its professional character while showcasing the muscular steel structure inside. The existing historic cladding, walls and roof are maintained in all locations where preservation is materially feasible.

As the owners’ plans for the building evolve, Sorensen Partners will continue to modify the design – including number of doors, type of cladding material, colors, parking and landscaping, and other features – to reflect their current thinking.

Client Comments: I began working with Sorensen Partners in March 2014 in support of the repurposing of our property at 600 Essex Street, a fuel depot belonging to a textile mill originally constructed at the turn of the twentieth century and later used as the premises of General Iron and Flametech Steel. / Sorensen Partners did a walk-through with us, measured the existing buildings, and introduced conceptual drawings showing improvements and modifications which included a 3D model of the buildings and a floor plan and elevations for our property. / Sorensen Partners was able to present us with a realistic rendering of our vision for our industrial space, which included the incorporation of more natural light, a modern commercial look and added entryways to improve flow and logistics.
