Sorensen Partners is Architectural and Utility Analyst to MassHousing, providing Condition Needs Assessments (CNA) and Utility Analyses for large multifamily properties undergoing consideration for rehabilitation financing from the housing finance agency.
Our CNA and Utility Analysis work includes a detailed narrative report and photographic documentation of the condition of all building components and systems at the property; analysis of remaining useful life; and a 20-year capital reserve analysis including recommended replacement schedules for all building components with a remaining-useful-life expiring within the 20-year study horizon. Our utility analysis includes review of electricity, gas, sewer and water usage and recommendations for replacement of components that will yield maximum future resource use efficiency.
