SALTONSTALL BUILDING – SENIOR HOUSING PROPERTY CONDITION REPORT – MEDFORD HOUSING AUTHORITY – MEDFORD, MA

Sorensen Partners was the lead architectural consultant in securing $67M in federal funding to renovate Medford Housing Authority‘s flagship elderly housing high-rise in 2020. Sorensen Partners researched and authored a comprehensive property condition report in 2020 for the 200-unit 11-story Saltonstall Building, located at 121 Riverside Avenue, Medford, MA. Sorensen Partners worked with sub-consultants CHA Companies Inc. (cost estimator), BLW Engineers (plumbing and fire protection engineers), Norian Siani (mechanical engineer),Nangle Engineering (electrical engineer), PEDA (structural engineer), CBI Consulting (facade engineer), and Fuss & O’Neill (hazardous materials) to prepare this report detailing the existing conditions and immediate capital needs for the property. 

The report includes surveys and analyses of building exterior and envelope, doors, windows and storefront, walls and ceilings, flooring, kitchens, bathrooms, specialties, plumbing and fire protection, elevators, stairs and ramps, HVAC, waste disposal, electrical, demolition and construction, accessibility, and hazardous materials, as well as a cost estimate prepared by Sorensen Partners. 

The report and cost estimates were used by Medford Housing Authority to apply for rehabilitation funds from the U.S. Department of Housing and Urban Development (HUD).
